What to Watch at the Chamblee City Council Meeting
The Chamblee City Council will hold its Work Session and Public Hearing on Thursday, June 11. Several important items are scheduled for discussion, including the proposed millage rate, a rezoning request for luxury-vehicle storage condos, and a zoning cleanup related to a previous land-swap agreement.
Proposed 2026 Millage Rate The City Council will review and discuss the proposed 2026 millage rates, including:
General City millage rate
Downtown Special Services District millage rate
Dresden/Plaster Special Services District millage rate
General Obligation Bond millage rate
This discussion will help determine the property tax rate residents and businesses will pay in 2026.
Luxury Motor Condominium Development Proposed
A rezoning request has been submitted for 3392 Chamblee Dunwoody Road, the vacant parcel near Village Park and the Atlanta Chinatown area.
The proposal would:
Rezone the property from Village Commercial (VC) to Industrial Transitional (IT)
Construct 26 luxury motor condominium units
Provide climate-controlled storage for luxury vehicles, RVs, boats, and specialty vehicles
Create approximately 27,000 square feet of storage space
Prohibit overnight stays and residential use
City staff has recommended approval with conditions.
However, staff also noted that while the project may be compatible with nearby industrial uses, it does not strongly advance several goals outlined in the City's Comprehensive Plan for the Buford Highway–Downtown Connector area, including community gathering spaces, housing stabilization, and pedestrian-oriented development.
Pruitt Healthcare Land Swap Zoning
Council will also consider a zoning amendment involving:
3515 London Road
3468 Keswick Drive
3535 Ashton Woods Drive
This item stems from a land swap agreement approved in 2021 between the City and Pruitt Healthcare.
The proposed rezoning is primarily administrative and intended to:
Correct zoning boundaries
Allow final platting of exchanged parcels
Ensure compliance with the City's Unified Development Ordinance
Complete implementation of the previously approved land swap
City staff recommends approval. It's important to note this does not include any devlopment on the land.
CompostNow Residential Composting Program
Council will review a proposal related to residential composting services through CompostNow.
Additional details and discussion are expected during the meeting.

Peachtree Boulevard Water Transmission Main Replacement Project
The hours for the Peachtree Boulevard Water Transmission Main Replacement Project Phase II have changed to 8 a.m. to 6 p.m. for any work taking place on the shoulder of the road.

Citywide Stormwater System Survey & Assessment
Chamblee’s Stormwater Division has engaged a consulting team from Lowe Engineers, with a subconsultant, Atlas, to conduct a Citywide stormwater system survey and assessment. Field work is scheduled to begin in February 2026 and continue through October 2026.
Residents can expect to see field crews out with survey equipment, locating and documenting stormwater assets, such as inlets, manholes, and pipes, in the public right-of-way and from the street to the nearest outfall or stream. They will occasionally need to access private property for this purpose and will have identification.
Regular updates regarding the location of survey crews will be provided via social media. Questions can be directed to the Stormwater Division at stormwater@chambleega.gov.
